The WOZ value, or Valuation of Immovable Property, forms the basis for taxes. Location, housing characteristics and economic situation play a role in influence. Assessment methods include comparable sales prices and reconstruction value.

As a homeowner, you receive a WOZ assessment from the municipality every year. But what if you think the assessed WOZ value of your home is too high? You have the right to object. In this article, we will guide you step by step through this process.

Why object?

An excessively high WOZ value can lead to higher taxes such as property tax (OZB), water board tax and even the owner-occupied home for income tax purposes. It is therefore worthwhile to check whether the WOZ value is correct and, if necessary, file an objection.

Prepare well

Before you object, it is helpful to know why you think the WOZ value is incorrect. Compare the value of your house to similar houses in your neighborhood. You can request recent sales prices or use online tools that give an indication of the house value.

How and when to object?

You must file your objection within six weeks of the date of the WOZ assessment. Usually you can do this in writing or digitally. You can find more information on the website of your municipality.

Step 1: Gather evidence

Gather any information that shows that the WOZ value was set too high. This could include photos of overdue maintenance, comparable homes that sold for a lower price, or a recent appraisal report.

Step 2: Write a letter of objection

In the objection, explain why you disagree with the assessed assessed value of the property. Add the evidence and make sure the objection is well-founded. There are also sample letters available that you can use as a guide.

Step 3: Submit the objection

Send your objection on time and make sure you receive an acknowledgment of receipt. This will ensure that your objection is taken into consideration.

Step 4: Waiting and possibly appealing

After submitting your objection, the municipality will assess it and you will find out whether your objection has been upheld. Should you disagree with this decision, you can still appeal to the court.

Objecting against the WOZ-value can save you a considerable amount of money on several taxes. It is a process that will take some time, but with this step-by-step guide you will be well prepared and know exactly what to do to successfully file an objection.
